Fairbanks Energy Services Completes Fully Incentivized Energy Efficiency Project at Global Real Estate Firm

initiative at The
Campus at Marlborough, a four-building a Class A office complex
located just west of Boston. To achieve optimal financial and energy
savings, Fairbanks Energy secured utility incentives as well as
engineered and implemented an expansive LED
lighting and advanced controls retrofit for The Campus at
Marlborough.

In order to decrease energy usage at the 532,000 square foot Marlborough
Campus, Fairbanks Energy Services began with the design of an efficiency
plan. As part of the overhaul, engineers at FES replaced and retrofitted
existing fluorescent fixtures with highly efficient LED fixtures with
integrated controls. These intelligent LED fixtures each contain a
built-in photocell and occupancy sensor, as well as wireless
capabilities that allow fixtures to be grouped into zones. Light levels
are finely tuned to match IES standards by dimming down the high-end
trim of each zone, which along with the automatic daylight harvesting,
results in an additional 21% savings.
As a result, energy use at the four building complex will decrease by
870,500 kWh annually, or the equivalent of 163 cars taken off of the
road, 96 households lit for a year, and the use of 1,749 barrels of
imported oil. To help maximize the Return On Investment (ROI) for the
campus, efficiency engineers at Fairbanks Energy Services secured
$340,767 in utility incentives as part of its financial
package for the project. Even though the lights are only on during
normal daytime business hours, the project has a payback of under 3.5
years, and the LED and integrated controls system has established a
lighting structure that will last at least 20 years.
The Campus at Marlborough has three interconnected office buildings and
an amenity building that houses a cafeteria, health club and conference
facility, all spaces that demand a high level of energy and
consequently, greater efficiency measures. The major tenants of the
building, Hologic
and Hewlett-Packard
Company, will both benefit from the improvements.
